Everyday you make an investment of your time in your chosen activities. You cannot save time for later use. You have to use it as it comes. And you only have 24 hours to each day.
Try to get the most out of the time you have.Focus your efforts on doing those things that will have the most significant impact on your life and your work. Do the important things first and stay focused on them until they are done.
Nothing makes you more effective than your ability to stay focused. Challenge yourself to stay focused. You'll be amazed at how much you'll get done, when you actually work the whole time you're working.
Your time is precious and cannot be replaced. Use it effectively with focus and get things done. Don't serve time, make time serve you.

BELIEF MAKES EVERYTHING POSSIBLE
In order to succeed, you must first believe that you can.The only true limit to your realization of tomorrow will be your doubts of today.
The only thing that stands between you and what you want from life, is the will to try it and the faith to believe that it's possible.
The moment you carry the conviction of belief, in that moment your dream will become reality. If you think you can, you can.

Internet Search Engine Architect
I am under NDA so I cannot divulge too much in this email but I am looking for a Internet Search Engine Architect with rock solid credentials to design a scalable algorithm based natural language open source Search Engine for use within their user communities. They are not budgeted or resourced to build their own from scratch given the existing time constraints so Lucene appears the logical choice. I have recruited my team for this project except for the Software Designer/Architect. This should be a PhD type with a lot of research in the areas of Semantics and Natural Language.

Ex-bankers on pushing customers to rack up debt
By Deborah Feyerick CNN Correspondent
BELFAST, Maine (CNN) -- As an account manager for credit card giant MBNA, Cate Colombo spent four years speaking to customers, answering questions about interest rates and waiving late fees.
Kathy Ellingwood did the same. She lasted only a year and a half before quitting this summer.
The women worked in different departments at the sprawling customer call center in Belfast, Maine, yet they share similar stories about aggressive selling tactics they claim they were told to use to push cash advances, sometimes getting customers to max out their credit cards.
"Every customer who calls in is a mark. It's a great big con," said Colombo, who estimates that she alone sold almost a quarter of a billion dollars in the four years she worked for MBNA before it was bought in 2005 by Bank of America.
Americans now carry $850 billion in credit card debt. Consumer groups are lobbying Congress to include better protection for credit card holders, demanding legislation to prevent what they call unjustified interest charges and deceptive practices, especially in light of the massive financial bailout now being considered.
Colombo and Ellingwood said that within seconds of a customer's call, they would have his or her entire credit history on screen, and they were trained what to say to sell people money. Ex-bank employees spill secrets »
"I would say 90 percent of the time, people were pragmatic. They would say, 'I don't need $100,000,' and we would find a way to convince them they needed the money," Ellingwood recalled.
She said they would look for trigger words like, "I'm in financial difficulty" or "I can't make my payments." Colombo said other triggers were, "I have to send my son to college. My car is not running. I'm moving."
Colombo said some people even asked about getting a $50,000 cash advance -- usually at zero percent interest -- for a down payment on a house. And although that's illegal, the former employees say they were trained to get around it by saying, "I cannot give you money to use as a down-payment on a home. However, what I can do is, I can deposit some money into your checking account, and once it's there, the funds are there, it's yours to do with what you please."
Bank of America told CNN, "Only customers in good standing and with good payment history are able to access cash up to available credit line."
But Colombo and Ellingwood say they were told to sell hard to everyone. Once the customer agreed, they say, they would speed through intricate disclosure notices. Among the details, how a zero-percent or low interest rate could convert to as much as 28 percent if a payment was even a day late.
"You're basically looking at people who need the money most, who may not be able to afford it," Ellingwood said.
Colombo remembers having a conversation with one man in his 90s.
"He had all this available credit, maybe $100,000. I have my manager screaming, 'Colombo, you need to sell. You need to sell. You need to sell,' " she said.
Bank of America calls its terms "clear and transparent." But credit card lending practices have now gotten the attention of Congress. Consumer groups support a bill to curb what they call predatory lending.
The American Banking Association opposes it, saying, "Consumers have benefited from a competitive marketplace that allows for pricing based upon risk."
Americans for Fairness in Lending, which put CNN in touch with Colombo and Ellingwood, wants deceptive credit card practices included in the financial bailout legislation that is now before Congress.
Its director, Jim Campen, said, "We haven't identified any illegal practices. What we've seen are practices that are highly unethical. It's extraordinarily common."
The two women say their conversations were monitored, and the more they sold, the bigger their salaries.
"If you didn't do it, you got yanked off the phone," Colombo said.
She said a manager once yelled, "You let your team down. You let the bank down. You let the stockholders down!"
Bank of America said it does not talk about individual cases but calls the allegations by the former employees "incorrect."
Spokeswoman Betty Reiss said, "Our call center associates are focused on serving customer financial needs and responding to questions about their accounts."
But Colombo said her performance reviews -- which she provided to CNN -- tell a slightly different story about selling tactics. In one, she is told by supervisors to be more aggressive: "You cannot sell what you don't offer." Another reads, "Understand the importance of selling at the highest possible rate."
CNN asked whether the customer call center in Belfast was perhaps operating independently; both women shook their heads and described an environment in which call centers across the country would compete with one another.
"I worked four 10-hour shifts. The goal was to make $25,000 an hour, which is $250,000 a day, which is $4 million a month," Colombo said.
Although Colombo does not know whether the practices were widely known at Bank of America headquarters in Delaware, she said this about her immediate managers: "Everyone on that level knew what we were doing. We were being told to do what we did."
Do the women feel guilty about what they did?
"Yes, without question," Colombo said.
"Absolutely," Ellingwood added.
Americans for Fairness in Lending said it wants the Senate to ensure that consumers are protected from what it describes as the deceptive practices of many of the same financial institutions likely to benefit from the $700 billion bailout.
The Credit Card Bill of Rights passed the House this week. But it's opposed by the banking industry and the White House, which said it would lead to less access to credit and higher interest rates for consumers. For its part, Bank of America would not talk about individual cases or provide a copy of the disclosures that its accounts managers read to customers over the phone. It also refused to answer questions about training procedures for account managers at call centers across the U.S.
However, the spokeswoman said the bank "has nothing to gain by extending credit to people who do not have the ability to pay back."

WANT RESULTS? DO THE OPPOSITE!
Job hunters can be very passive: posting resumes on job boards instead of frequently searching them; letting inept recruiters contact them instead of finding recruiters who make things happen; being too optimistic about a job prospect, saying "I might as well check it out - why not?" and then saying "I knew that. Why did I bother?"; wondering why so much time passes with so few results.
Almost every candidate could be twice as pro-active as they currently are. Instead of waiting for openings to find you, you need to be looking for openings.
Finding your perfect job is about choice: the choice to apply - or not, the choice to accept an interview - or not, the choice to return for a second when you're invited to do so - or not. It's not as much about accepting an offer or not, because by the time you get to that stage - if you've been doing your homework - you should know if you want to be that far along in the game. If you don't, you should have cut out earlier.
Finding your perfect job is not about putting more eggs in your basket as your search goes on, it's about taking them out of your basket.
It's why I speak so often on the importance of knowing who you are and what you want. You must know what motivates you, what factors you're firm on and on which ones you'll compromise. For instance, do you function better in a large environment or small? Corporate or non-profit? Team focused or self motivated?
You do this by examining your previous jobs - what you liked and didn't like, what worked or didn't, and why.You can't go looking if you don't know what you're looking for. Not only that, but you'll wait for it to come to you. You may be saying, "Wait! I contacted some recruiters!" and "I did some networking!" or "I've answered ads!" But that's not enough - and while it's more difficult when you're employed, when you're unemployed you have nothing but time. And finding a job can be a full-time job.
Once you know what you're looking for, start placing eggs in your basket. Comb the job boards, research search firms that specialize in your discipline, contact and choose some recruiters, network with your co-workers from previous jobs, contact employers at companies in the area that seem attractive - introduce yourself, ask for advice, see if they have suggestions or connections.
You find opportunities that you wouldn't have known about if you'd waited for everything to find you. You become energized instead of discouraged. And as you learn more about the personality of each company, the management style of each hiring authority, the description of each job, you make the decision to leave the egg in the basket or take it out. But the point is, if it doesn't fit, you're making the choice to take it out, rather than the company making the choice for you.
Obviously if something comes along that appears to fit your profile, follow it up. But my point is having a lot of opportunities from which to choose isn't a groovy thing if few of them are viable. So don't wait around to see which of those iffy things come through. Chuck them over your shoulder and get after finding what you want!
Change is an anathema to most people. It's scary and uncomfortable. When you're job searching passively - especially if you think you're pro-active - you don't have to think about what if you make the wrong decision, what if you don't like the new job, what if you become unhappy at your new company, and "Oh, I miss that job I had five years ago! I wish I hadn't quit!
"But in fact, that's a fallacy. The only thing being passive about job hunting does is ensure that your fears become actualized. To avoid those fears coming true, you need to get out there and make it happen. The process may be scary, but the result is a relief. And the result is with you far longer than the process is.
So instead of being passive, be pro-active and aggressive. Instead of throwing eggs into your basket, know what you want so that you can take them out. Instead of becoming inert because you're afraid of the potential results, eliminate them by thinking of ways to discover hidden opportunities so that you get the result you want.
The person controlling the process is you. The person responsible for finding your perfect job is you. The person who must live with the outcome is you. So it's your choice: do you want to do it the passive way? Or do you want to do the opposite?

Shipping containers could be 'dream' homes for thousands
CORRALES, New Mexico (AP) -- It was a side trip through a destitute, ramshackle neighborhood in Ciudad Juarez, Mexico, that detoured Brian McCarthy from building houses in Albuquerque to an idea to offer the very poor a chance to own a home.
Inside the converted container, residents have a kitchen-dining area and a space for bunk beds.
His answer lies in a humble steel shipping container 40 feet long, 8 feet wide and 8½ feet tall.
McCarthy, 30, and three partners, Pablo Nava, 22; Kyle Annen, 23; and Mackenzie Bishop, 22, have made a prototype out of a standard shipping container that hauls goods worldwide -- a 320-square-foot home with a kitchen, bath with toilet, sleeping areas, windows and a bright blue door. The exterior is painted with a white epoxy coating that has light-reflecting properties to prevent the sun's heat from penetrating.
Each small house includes hookups for air conditioning, ventilation, electrical and water systems, and the units ideally could be set up in small communities to make accessing utilities more efficient.
The idea began to take shape several years ago, when McCarthy went to the Mexican border city on a field trip as part of an executive MBA program. He found himself impressed by the sophistication and rapid growth of industry in Juarez but shocked when the bus cut through a poor neighborhood on the way out of the city.
"We saw hundreds of homes that are made out of wood pallets and cardboard and scrap metal and scrap building material," McCarthy said. When he questioned the bus driver, "he said, 'Well, all the people who live here work in the places you just visited.'
"It was amazing to me that in an area where there was such growth and economic prosperity, that these employees of Fortune 1000 companies were living in such poor conditions."
With Juarez growing by 50,000 to 60,000 people a year and wages low, it was evident traditional homebuilding couldn't respond, said McCarthy, who'd worked in various facets of building homes in Albuquerque, New Mexico.
An idea began taking shape about a year and a half later, when he saw an article about a shipping container converted into guest quarters.
"They talked about the merits of the construction, how strong they are, how affordable they are and how plentiful they are," McCarthy said.
He called Nava, his cousin, with the low-cost home idea. A year later, Nava, then a junior at Notre Dame University, suggested entering the university's business plan competition.
Their initial three-quarter page concept expanded as they advanced in the contest. Along the way, Nava invited his roommate, Annen, to join. As the group's acknowledged computer graphics wiz, Annen added drawings to give the presentation more life.
Eventually, they won the contest with a 55-page document, illustrated by renderings and floor plans.
In July 2007, the partners formed PFNC Global Communities; PFNC stands for "Por Fin, Nuestra Casa," which roughly translates as "Finally, our own home."
They operate out of a back room in a Corrales realty firm but expect offices in Juarez or adjacent El Paso, Texas, and a Juarez plant to manufacture shipping container homes.
The house faces two constraints: designing in only 320 square feet and keeping the price to about $8,000 to be affordable for the average worker at maquiladoras, manufacturing plants in Mexico along the U.S. border, McCarthy said.
The partners looked at clever designs for small condos and lofts, travel trailers and even private jet planes, adapting ideas they felt would work.
"We started with a kitchen and bathroom because they're the most necessary and most basic ingredients of a home," McCarthy said.
They designed a galley-style kitchen with a stove, sink, refrigerator and dinette, and a 48-square-foot bathroom with a pedestal sink, shower and commode. Adjacent to the kitchen is a bunk area for children; separate sleeping quarters for the owners lie behind the bathroom wall.
The house may be sparse by U.S. standards, but Nava said it's a huge improvement in safety, security and health over where many now live.
When drawings and color pictures of the prototype were shown around a poor Juarez neighborhood, people said, "You know, it'd be like a dream to live in one of these," Nava said. "You know, just the thought of having nice fresh air ventilating through the house, a large bed ... a normal kitchen and a safe home that locks and closes each night was more than appealing."
Annen cites modern architectural design, with bare metal and piping. "This would fit right in any major city," he said.
The company has received a commitment for equity investment and is in the process of finishing details and closing its first round of funding. The partners anticipate starting production early next year, with the capacity to produce 3,000 homes in the first year and later ramping up.
They figure a half million people could benefit from such homes in Juarez alone.
PFNC doesn't intend just to build shelter. It wants to build communities, and McCarthy said the group expects to have the first pilot community on the ground late next year.
"That was our goal, more than just four walls and a roof but to kind of raise the standard of living in Juarez and other places," Nava said.
The shipping containers, which can be hauled by truck, rail or ship, are designed to stack. PFNC envisions a cluster arrangement, eight side by side and four high, with apartment-type balconies and staircases in the corners.
Clusters could be arranged into squares, creating "a safe little plaza in the middle where we hope to build a soccer field or a playground, some safe area for families to be," Nava said.
PFNC wants to set up programs with maquiladoras to offer housing as an employee
benefit, helping cut the high rate of worker turnover, now between 7 percent and 10 percent a month, McCarthy said. The company is working with a Mexican law firm that has handled work-to-own housing programs.
"This is not a rental-type situation or free housing while you work here," McCarthy said. "Rather, the employer takes on some of the burden in setting up the financing program to transfer ownership to the employee."
That's important because PFNC needs large orders to keep costs down so low-wage workers can afford the home. The incentive for employers: Studies show housing for employees dramatically increases retention, and having more workers in a given area will reduce the number of buses maquiladoras run to take people to and from their jobs.
PFNC doesn't view its homes as the last stop.
"With our design and with our price point, we think we'll at least be able to take the first step of getting more families into more homes" and formal property ownership, McCarthy said.
"We fully anticipate that people will move into our homes, build up some equity, sell this home," he said. "We see this is a stepping stone to get into a bigger or more comfortable home."

MASTER LIFE, DON'T LET IT MASTER YOU
Some people are successful in mastering life, while others permit life to master them.
There is a split in you that is very clear.
There is part of you that knows what you should do,and a part of you that does what it feels like doing.
Don't let passion drive you, let reason hold the reins.
Once you understand these opposing forces warring within you,
with this knowledge of the truth: you no longer remain a slave.
A clear understanding of this will make you the master of your life.
Resistance is your thoughts transformed into feelings.
Change the thoughts that create the resistance, and there is no more resistance.
Are you controlled by your thoughts or are you controlling your thoughts? If you do not conquer self, you will be conquered by self.
If you are ruled by your mind you are a king, if by your body, a slave.

Don't rush into home refinance
Expert: Don Taylor, Ph.D., CFA, CFP
Ask Dr. Don
Government moves may stabilize market
Q: Dear Dr. Don,I have two mortgages. The first mortgage is a 5/1 adjustable-rate mortgage that will adjust in September 2010. The current loan balance is $168,000 and the loan is at 5⅜ percent.
The second mortgage is a 30-year fixed-rate mortgage at 8 percent with a $49,000 loan balance that I refinanced last year. Should I refinance the first mortgage so I'll have peace of mind that I can handle the payment in 2010? I have no plans for selling the place anytime soon. I might stay in the house for another 10 years, more or less.-- Olivia Options
Dear Olivia,
I understand your dilemma. In fact, I'm living it. In less than a year, my 5/1, 5⅜ percent ARM resets for the first time. Where we differ is that I don't plan on staying in the house for another 10 years. I'll make the assumption that you're in a piggyback mortgage with the second mortgage and that you don't have the ability to combine the two existing mortgages into one mortgage. I can't tell you where interest rates will be two years from now, but the risk is that they'll be higher than the current Bankrate national average of 6.15 percent for a 30-year fixed-rate mortgage. Refinancing today, however, at that rate means you'll pay about $4,000 more in interest expense (pretax) over the next two years until your loan resets. If you use that money instead to make additional principal payments on your second mortgage, you're guaranteed to save 8 percent on the additional principal payments.
I'm not trying to talk you out of refinancing into a fixed-rate mortgage, but you've got two years and I wouldn't rush into refinancing in September 2008. I say that because of the potential impact of the government's recent decisions concerning Fannie Mae and Freddie Mac and the stabilizing effect that should have on the mortgage market.
Instead, keep the finger on the pulse of the mortgage market by reading the weekly "Mortgage analysis" column published every Thursday on Bankrate. I have mine delivered as an e-mail.
You shouldn't have a goal of trying to time the market and get the lowest rate, and there's no reason to rush in here. I think you'll be able to do better than 6.15 percent eventually. Keep your eye on the market and be ready to act.
I also suggest that you take a look at the following calculators -- Bankrate's "Fixed vs. adjustable rate" and the Mortgage Professor's financial calculator "Refinancing an ARM into a FRM" -- to project the savings.

Surviving the housing bust ...
by Mike Larson
Indeed, a couple of years ago, while everyone else in the world seemed to be rushing out to buy the next biggest McMansion, all I did was sit by my computer, write reports about the dangers, and tell folks around the office to sell their investment properties ... or at least stop buying!
I warned about a bust in housing sales, and it happened. I warned about a downturn in housing prices, and that happened next.
I warned about the corruption, shenanigans, and, above all, the risks in the wildest mortgage lending in history. Now, that reality has also burst onto the scene.
...
Today, one of the gravest threats to your wealth — not just in real estate but in other sectors as well — stems from the spreading housing bust in America.
Strangely, as recently as the middle of 2005, all you could read about was how housing would boom forever. Anyone who predicted a crash was considered a crackpot.
But with each passing week, more evidence is emerging that the bust is in fact here ...
Existing home sales dropped 17% from their September 2005 peak through spring 2007. That left them at the lowest since June 2003. New home sales plunged even more sharply — 29%.
For-sale inventory ballooned — to a record-high 4.2 million existing single-family homes, condos, and coops. Another 500,000+ new homes were also sitting on the market as of spring 2007, looking for buyers.
Existing home prices recently dropped nine months in a row — the longest stretch of negative year-on-year readings in history. New home prices plunged by almost 11%, the sharpest drop since 1970!
Meanwhile, we've witnessed a ...
Mortgage Meltdown!
In the mortgage sector — especially in the highest risk "subprime" mortgages — things are in turmoil.
Just recently ...
Fremont General, the nation's fifth largest subprime lender, was cited by the FDIC for 14 violations related to its mortgage business. Its operations were virtually shut down. Its workers were sent packing. And its stock plunged 32% in a single day.
New Century Financial, the nation's third-largest subprime lender, revealed it was the focus of a criminal probe about its accounting and securities trading. In just a single day, its stock lost over two-thirds of its value. Not long afterward, the company tumbled into bankruptcy.
HSBC, the biggest bank in Europe, announced a whopping 51% surge in bad loans at its North American unit, and a stunning $10.6 billion loss related to surging delinquencies and mortgage losses.
What's next? Well, until recently, surging defaults and foreclosures were mostly among the lowest tier of borrowers. Now, we're seeing the crisis spread to medium-quality loans (called "Alt-A") and home equity loans. Soon, even the traditional mortgage industry could be impacted.
To most of Wall Street, all this has come as a shock. But ..'we'... first warned about this precise crisis two years ago.
For example ...
In ... April 2005, we talked about how money from new-fangled, high-risk mortgages was pouring into the most overvalued real estate assets of all time. We .. gave .. a list of 25 stocks that "will likely get taken apart as the real estate and mortgage sector unravels." Sixteen of those fell. The average decline was 36%. One plunged a whopping 90%.
And in June 2005, under the headline "Final Stage of the Real Estate Bubble," ..we told.., with no punches pulled, that housing was on the verge of a massive decline. Plus, we gave .. explicit instructions to dump residential real estate investments.
Since then, as I've just related, sales have plunged and prices have dropped. The likely consequences:
1. Fluff investments should sink like an over-baked soufflé. These include stocks that were driven higher mostly by hype and cheap money — in companies with lousy earnings or shaky business models.
2. Stocks in the weakest sectors will get slammed further. These include the housing and mortgage companies we've told you to avoid like the plague.
3. Commercial real estate could get in trouble next. Until recently, U.S. real estate troubles were largely confined to the RESIDENTIAL sector. But COMMERCIAL lenders have been making high-risk mortgages, too. Commercial buildings have been "flipped" in recent months just like Miami condos once were. And commercial values have been stretched to the max.
In other words, we could see a similar speculative blow-off and downturn in commercial real estate like the one we've already seen in residential.
4. At the same time, crisis will breed opportunity. More conservative, higher dividend stocks in stronger sectors are likely to ride out any crisis the best ... and come roaring back the soonest.
5. Solid companies in high-growth economies will be even more attractive. On a day-to-day basis, their stocks seem to move in tandem with ours. But if you back away from the minor fluctuations and look at the bigger trends, you'll see they consistently outperform their U.S.-based counterparts.
Four ways to protect your home equity ... and your wealth
Here are several steps you need to consider that are designed to protect your home equity and your wealth ...
#1) Protect your primary home. If you own your own home, it's your primary residence, and you're not overleveraged with a big mortgage or an ARM whose payment is heading higher, you may just want to stay put. You have the flexibility to ride out any downturn, even one that lasts years. But recognize that you will likely lose a chunk of your home equity. If you can live with that, fine.
#2) Consider renting if it's right for you. If you're not tied down by family considerations — run the numbers on selling vs. renting. In many places, renting is cheaper than buying or owning even after you factor in the tax advantages of owning. And don't forget to include the cost of upkeep, mortgage interest, taxes, and everything else when calculating ownership costs.
#3) If you absolutely MUST buy a home, be especially careful. Don't use a high loan-to-value (LTV) mortgage. Even if you can still get one, and even if it might seem like a seductive option, don't. In a market downturn of any reasonable severity, you'll end up owing more than your home is worth. If you change jobs or have to move for any other reason, you're stuck. You might even have to pay money at closing just to unload your house.
#4) Sell residential real estate properties purchased as investments — especially condos. Too many investors are in a state called "cash flow negative," and many are losing money hand over fist. The prospect of big price appreciation is now gone. What are they going to do? They're going to try to dump their properties. That means you're going to see inventory overwhelm demand. You're going to see fire sales. You're going to see protracted price declines. Sell.
Above all, remember this: Real estate downturns can last a long time, and they can dole out much more pain than you think. This is not the time to leave yourself exposed. But it is a great time to prepare. .....
P.S. For early warnings on trends that could derail your portfolio, as well as some of the best investment opportunities in the world, consider subscribing to Safe Money Report.

But it is a great time to prepare. .....

Bush to Address the Nation on $700 Billion Rescue Plan
Wednesday, September 24, 2008 - By Staff Writer, Originator Times
WASHINGTON, D.C. - President Bush will address the nation this evening with a prime-time speech aimed at urging the Congress to pass a proposed $700 billion financial market rescue plan.
According to President Bush, the bailout plan is needed to “shore up our markets and prevent damage to our capital markets, businesses, our housing sector, and retirement accounts.”
“Failure to act would have broad consequences far beyond Wall Street. It would threaten small business owners and homeowners on Main Street,” Bush reiterated.
Federal Reserve chief Ben Bernanke said in discussing the economic outlook before the Joint Economic Committee that, “Government assistance should be given with the greatest of reluctance and only when the stability of the financial system, and, consequently, the health of the broader economy, is at risk. Action by the Congress is urgently required to stabilize the situation and avert what otherwise could be very serious consequences for our financial markets and for our economy.”
“In this regard, the Federal Reserve supports the Treasury's proposal to buy illiquid assets from financial institutions,” continued Bernanke. “Purchasing impaired assets will create liquidity and promote price discovery in the markets for these assets, while reducing investor uncertainty about the current value and prospects of financial institutions. More generally, removing these assets from institutions’ balance sheets will help to restore confidence in our financial markets and enable banks and other institutions to raise capital and to expand credit to support economic growth.”
Chairman of the U.S. Senate Committee on Banking, Housing, and Urban Affairs Chris Dodd thinks the proposal is lacking a number of provisions. Dodd said in a statement, “The breadth of the Treasury proposal is extraordinary: the Department is asking for $700 billion to purchase any asset without any transparency as to the process; without any oversight by any court or administrative agency; and without any commitment to helping homeowners with troubled mortgages.”
Dodd proposes several measures to achieve transparency, accountability, and assistance for homeowners, including one controversial provision that would allow for court-supervised loan modifications - which some industry groups like the Mortgage Bankers Association are vehemently against.
MBA’s Chief Operating Officer John Courson sent a letter to Congress today showing support of a quick passage of legislation, but encouraged legislators to not include "unrelated provisions to the bill", primarily changes to the bankruptcy code that would allow judges to alter residential mortgages in bankruptcy. The MBA believes this would result in further instability in the market for both consumers and the financial industry.

It's Time to Blow Your Horn
It's Time to Blow Your Horn
I recently met with my client, Jenny, who left her corporate job to start her own business two years ago. Her business has quickly grown, she had built up a clientele of loyal customers and she was ready to go after bigger accounts. Yet, there was something in the way that was keeping her from pursuing the bigger accounts.
Jenny had worked for someone else for many years. She was comfortable promoting their product and staying in the background. But now as a business owner, the product she's promoting is herself. She was having difficulty creating a compelling marketing message and letting people know about her.
When I asked her what was holding her back, she said she doesn't think she can compete with the big competitors. And, when we went a little deeper, we uncovered the real fear and that was she didn't think she was good enough. Now, is this the truth? Absolutely not! She made this thought up and deep down she believes it.
For many entrepreneurs, we have difficulty blowing our own horn. What holds us back can be our limiting thoughts. We're not always aware of these thoughts, but you know they're there because they can show up in our behaviors.
Here's how you know you're holding yourself back:
You make excuses for not doing what you said you would do.
You blame circumstances or other people for your situation.
You find yourself distracted and sidetracked by other tasks.
You feel overwhelmed by everything there is to do.
You compare yourself to others.
If you want to take your business to the next level, you have to be willing to step out from behind the curtain and stand confidently and proudly center stage. It's time to blow your horn, let everyone know how great you are, what you have to offer, and how they can help you.
It means "acting as if" you're already that person. The more you act as if you are, over time you will become that person. It's like being an actor. The actor takes on a role. She's "pretending" to be that person; however, to the audience she "is" that person.
I did that when I created my new website. I wanted a new website that projected an image of professionalism yet softness. I took the leap and made the changes. At first it was scary. I wondered how people would respond. There was no reason to be scared, the response to the website has been so positive since I've launched it. In the first week, I've attracted two huge business opportunities. I'm so happy I made the leap!
Here's 5 easy steps to help you blow your horn!
Make a list of your accomplishments. When you do this exercise, you'll begin to see how much you've accomplished. Far more than you ever thought!
Make a list of the benefits people receive from working with you. This will help you become clear on what you provide for your clients.
Interview clients. Ask them what they like best about working with you, what is unique about you, and why they hired you.
Gather testimonials from your clients. Read those testimonials over and over, so you're present to the results you've produced for your clients. These are your raving fans!
Take action now! What's one step you've been wanting to do in your business and been putting off that you're willing to take on today?

6 Strategies for Handling Objections
6 strategies for handling objections
1. **Listen carefully to the objection.** Do you feel it is a valid objection or perhaps covering up the real objection? Try to find out by using the phrase, "Don't youreally mean...?" or "Usually when a client tells me that, my experience has shown me they really have a price concern. Is that true for you?"
2. **Get the prospect to commit to the objection.** Reword the objection as a question. Example: "In other words, if price weren't an issue, would you work with me?"This gets the prospect to answer you directly and commit to the objection, so you can begin to overcome it.
3. **Determine whether it is the only stumbling block.** Ask, "If I could resolve this issue, are there any other issues standing in the way of our doing business?"
4. **Ask a question that leads to the close.** Here's an example of a question:"If I could show you how...would you be ready to do business with us?"
5. **Answer the objection to resolve theissue and get agreement.** Use everything
you have in your arsenal to answer the prospect's objection. Show different cost
options, prove benefits, comparison charts, testimonials, product knowledge, and believe in yourself.
6. **Ask a closing question that confirmsthe sale.** Make a non-pressuring statement that leads to the close. You could say, "If I check with my office and it's a go, I'll assume we have a deal. Is that right?"

Wall Street Shakeup Changes the Job Search Game
by Joe Turner
The recent Lehman Brothers bankruptcy and Merrill Lynch sell-off are just tips of a much larger iceberg that will have far reaching economic implications for all of us in the U.S. Tens of thousands of layoffs in and beyond the financial industry will signal more sober times as companies across the country will be forced into rethinking their future hiring plans.
Investors are primed for even more bad news. For example, how the untold costs of Hurricane Ike will hit the insurance and energy industries. Further drops in the stock market and other economic losses will also likely result in the weeks ahead.
One fact seems certain. All of these circumstances will combine to have huge ramifications for job seekers. The combination of a failing economy along with rising unemployment will require individuals to take a fresh approach to their job search.
Referencing the most recent economic crisis, Neil McNulty, Principal Recruiter, McNulty Management Group states, "The game has changed, but the rules remain the same: now, more than ever, job seekers need to change their mindset from looking for ‘openings’ to looking for ‘opportunities’... and opportunities are borne out of crisis and chaos, and exist even in the worst economy."
This means that you, as a jobseeker, must look beyond job postings and move into marketing yourself to the managers of the companies and organizations who are experiencing problems that you can solve.
Action Steps:
1) Change your mindset from a passive job seeker to an active problem-solver.Don’t just rely on the Internet to find job openings. Scour the marketplace to identify the hidden jobs that aren’t advertised. Get yourself in front of people who are receptive to a problem solving approach rather than one of "Will you hire me?"
2) Talk "results" rather than skills.Stop thinking of yourself as just an assortment of job skills and focus on results that employers want to buy. See yourself as a product to package and market, and then create your own marketing campaign to find your desired job. This includes having a state-of-the-art resume, and sharpening your interviewing skills.
3) Think and talk in terms of Return-on-Investment.View yourself as a mini-profit and loss center for an employer. Be prepared to talk the language of money and demonstrate ways you have helped to positively impact the bottom line of your past or current employer. This means demonstrating ways you've helped make money or save money for your employer or their clients. As employees, we all touch money, though some of us may be closer to it than others. All of us must find ways to prove that we make or save money, and be ready to indicate that in short "sound bites" when we get the opportunity.
Joseph P. Kennedy said many years ago, “When the going gets tough, the tough get going”. That statement is just as true today as it was then. In this tough economy, whether employed or not, we all share something in common. We all have to get tough and we all have to get going.

Bernanke: US should pay higher prices for troubled housing assets; cites
Los Angeles TimesSeptember 23, 2008Bernanke:
US should pay higher prices for troubled housing assets; cites long-term advantages
By MARCY GORDON, AP Business Writer
WASHINGTON (AP) _ Federal Reserve Chairman Ben Bernanke told Congress Tuesday the government should pay more than "fire-sale" prices for the toxic assets it would acquire under a proposed $700 billion bailout plan. That could mean both higher initial costs for taxpayers and reduced returns when the assets are later resold.
Bernanke's comment was the first indication of how he and Treasury Secretary Henry Paulson are thinking about formulating the rescue plan's medicine in a way that doesn't kill the patients. Requiring banks andother financial institutions to sell troubled loans and other assets anywhere close to recent sales prices of only a few cents on the dollar could wipe out the net worth of many and lead to a new wave of bank failures.
The Fed chairman said he favors buying the assets based on their"hold-to-maturity" value, which would require an estimate to be made of what each security will eventually be worth as payments come in over theyears.
"If the Treasury bids for and then buys assets at a price close to thehold-to-maturity price, there will be substantial benefits," Bernanketold the Senate Banking Committee. "First, banks will have a basis forvaluing those assets and will not have to use fire-sale prices. Their capital will not be unreasonably marked down."
"I understand what (Bernanke) is trying to accomplish," said accounting expert Art Bowman, who publishes Bowman's Accounting Report. At the same time, it may be difficult to discern when the market turnaround will occur.
"When does that mean?" Bowman said. "What does maturity define?
"In contrast, current accounting rules require banks to use"mark-to-market" valuations that require them to value their holdings based on the price at which similar securities have recently been sold.
But as Bernanke notes, if the government drives a hard bargain in buying these distressed holdings, it risks wiping out the already reduced equity of many banks. "This creates something of a vicious circle," hesaid.
Even after paying higher prices, the government could eventually turn a profit if the assets rise in value after the housing market recovers, but analysts said that was far from a certainty.
Separately, law enforcement officials said the FBI had begun investigating four institutions whose collapse helped trigger the financial crisis.
The FBI is looking at potential fraud by mortgage giants Fannie Mae andFreddie Mac, Lehman Brothers Holdings Inc. and insurer American International Group Inc., said two officials, speaking on condition of anonymity because of the sensitivity of the investigations. The inquiries, still in preliminary stages, will focus on the financial institutions and the people who ran them, one senior law enforcement official said.
Spokesmen for AIG, Fannie and Freddie did not immediately return calls for comment Tuesday evening. Lehman Brothers spokesman Mark Lanedeclined to comment.
The government's goal in the bailout plan is to put stressed financial institutions in a better position to raise capital and lend more freely. Unclogging credit problems is critical to helping the faltering economy get back on its feet.
Paulson, who appeared with Bernanke at the Senate Banking Committeehearing, said he envisioned using different methods to price the range of distressed securities that the government would buy up from banksunder the massive plan. But he acknowledged that pricing the soured debt will be tricky.
"We asked for broad-based authorities to use a series of market-based approaches. We'll be dealing with different approaches in different situations," Paulson said.
The Fed's apparent decision on pricing illustrates conflicting goals:enabling the government to pick up assets more cheaply versus helping crippled financial institutions recover and thereby spur the economy, said economist Bernard Baumohl, executive director of The EconomicOutlook Group.
The central bank may have concluded that ultimately it was most important "to get the banking system and the economy up and running assoon as possible," Baumohl said in a telephone interview.

UCLA says short sales 'hijack' housing's future
Orange County RegisterSeptember 24, 2008
UCLA says short sales 'hijack' housing's futureposted by Jon Lansner/ocregister.com
From UCLA's latest California forecast, a discussion of "short sales"that require the lender to accept less than full repayment when a homeis sold ...
The illiquidity of short sales has a very key implication for those of us trying to look ahead and find the end of this dismal housing market. One of the many methods for forecasting the end of the housing slumpinvolves calculating how much further home prices must fall to returninventory levels to their historical norms, using the price/sales relationships from previous bear markets. But when 30% - 40% of thatinventory is tied up in short sale red tape, no amount of price declinewill get it to move, making this inventory-based method of forecasting highly suspect.
A realistic forecast of the bottom of the housing market needs to explicitly acknowledge that short sales have temporarily hijacked the market mechanism: the near-term course of the housing market will be determined more by the procedural timelines of foreclosures and shortsale approvals than any notions of a magic price that will clear existing inventory. After our housing mega-bender, we will be suffering inventory indigestion for some time to come.
As we've argued before, data from the Fed suggests that under writingstandards tightened significantly in early 2007, and Dataquick's estimates suggest that the average mortgage default in California occurs roughly two years after origination. Taken together, these facts suggest that foreclosures will be the dominant factor in the California housing market until 2009Q1 at the earliest.
